Newnham Road, Cambridge
Refurbishment of Existing Block of Period 4 Shops/Offices and Flats. Creation of 16 Graduate Bed Spaces with communal facilities.
Rear of site cleared of numerous outbuildings & ramshackle extensions, to create space for the new extension. Existing materials reclaimed to be reused as far as possible.
Existing grade 2 listed building was structurally unsound & in danger of collapse – supporting steel frames, underpinning & approximately two thirds of the front elevation above first floor level were demolished and rebuilt reusing existing bricks laid with lime mortar. All of this whilst the existing roof structure was retained in position.
Rear elevation substantially remodelled to adapt to the new use of the building, incorporating a large extension. The extension is timber framed, constructed on site due to access restrictions and clad with reclaimed facing bricks.
The building was refinished to a high standard with modern centralised mechanical and electrical services for the whole building.
Specific Challenges:
Street frontage with access via pedestrian doors only & very narrow vehicular access to the rear presented difficult logistical challenges.
Total Contract Value: £965K.
Contract Period: 26 weeks.
